usage of 'will' and 'would'

Hello,

Could someone actually help me on the usage of 'will' and 'would'. When is it appropriate for me to use 'will' and vice versa?

I have an example here, please advise:-

"Please return a call to Mr. Eugene if you are still in the office after 6pm"

"Please return a call to Mr. Eugene if you'd still be in the office after 6pm"

The seconds is not natural- we rarely use 'would' in the if clause, thought here are cases where it can be done:
I would be grateful if you would...
With the first sentence, you could put either of them at the beginning:
"Will you please return a call to Mr. Eugene if you are still in the office after 6pm"
"Would you please return a call to Mr. Eugene if you are still in the office after 6pm"

In the second case, it's polite, the first is polite, but less emphatically so, and could also be used to show some frustration with the worker.
