4-His apartment is directly above theirs.
If they are living in apartment 3A, in which of the above cases:
a-He lives in 4A
b-He lives in 4A. or 5A or 6A or...
c-He lives on the fifth floor but we can't tell which apartment

Without that assumption, the question would not make much sense, so let's assume that things are that way!

I'd there is a chance that he is in 5A or 6A or 7A or ... but most probably 4A.
I think "right above them" would mean 4A.

You've got it, Navi Tasan: I agree.
Common sense tells us it has to be 4A.
BUT, technically, the answers to questions 1 and 2 could be anywhere on any floor above 3A because the term "directly above" was not used.
