    Dear all,

    What is the diffference between

    By 2007, the average house price had rise to almost £190,000

    By 2007, the average house price rose to almost £190,000

    The first is grammatically more sound, in my opinion but you will almost certainly hear/see the second.

    By 2007, the average house price rose to almost £190,000. Correct (more common)
