The second half is very informal, especially the "He sure knows how ..."
The first half sounds rather unnatural to me. I would use "He's probably nearly 40" or "He's probably close to 40". Unless it's really unclear what the context is, you don't need to add "years of age".
Remember - correct capitalisation, punctuation and spacing make posts much easier to read.
