Smile Problems with THEN

I don't know why people sometimes say " By then " or " Then ". I know that "Then" is used to show conclusion or something like that. But what does " By then" mean ?
Please show me the difference. Thanks

Would you have an example? Here's mine:

EX: By the time I get home, which will be around 8:00 or 8 o'clock on the dot, you'll have finished dinner.

In conversation, if someone says "I'm going home now" the other person could reply by saying "Bye then." This means that in conclusion of what the first person has said, the second person acknowledges their departure.

Doodles, we're looking at a temporal adverb, "by then", not (Good-)bye, then.
