Smile can I ask everybody a question about E?

In my class, I have a row with my friends about this question and I haven't had an exact answer. Can you help me?
The question: choose the best answer.
    I like my sister's house. It's a.........................................
    A. new beautiful house
    B. beautiful new house
Some friends said that "the English interest mainly in the beauty, not the nature of the house" based on the book with title "A Practical English Grammar" (Thompson) and of course you must choose A. But I think it is wrong?..Can you help me to prove it?. thanks so much!

    I think so.
Houses are either old, or newly built.
    Builders put up new houses.
Some are ugly and some are beautiful - turns out it is a beautiful new house.

'A new beautiful house' suggests that some other real estate agent will be showing people over a new housing estate of the latest in 'Luxury ugly homes! Immediate occupancy! Built by Smith & Son, the leading construction company. Turn to us when beautiful becomes boring.'

order: opinion (beautiful) + age (new) + noun (house)

The configuration of adjectives are as the following:

One new beautiful big yellow indian banana

So your answer is : New beautiful house!

    Hope this helps!

Wow, this thread renders me speechless.

Is there even a set rule that says what adjective should comes before the other?

One more vote for beautiful new.

I remember being surprised to learn that the order of adjectives was codified too, because it's something native speakers do instinctively - we just know when it sounds wrong.

Was it really something to get into a row about, though? I remember having vigorous debate about the Oxford comma, but never a row!

i think opinions go first then followed by facts. in this case the fact is NEW the opinion is Beautiful (it's personal opinion, someone might come and say "No.it's terrible!")

so I go with : "Beautiful New House"
