Should it be Jones' or Jones's in the following sentence:

Counsel's list was prepared by calling each of the numbers on Mr. Jones's list to request information necessary to identify the business.

Did you see Jennifer Jones's new boyfriend? What a hunk! (Singular s's)
The party will be at the Joneses' house (plural of Jones being Joneses, and a plural possessive goes s')
