The test is old brick warehouse-cun-shopping malls patronized by computer-fluent young adults wearing chinos and jeans.

"Cum" is a Latin word meaning "with". It links two nouns to show a relationship between them. For example, if I was a doctor who was also interested in music, I might describe myself as a "surgeon-cum-singer". In the example you quote, these are old brick warehouses which have been converted into shopping malls.

I doubt that many Americans would know the meaning of "warehouse-cum-shopping malls". I've never used the term and I've never heard of it before this thread. We would say the store was in a converted warehouse/factory.
