    room availability

Which sentence is more appropriate for a reply from a hotel receptionist to a guest?

    1) Please note that room availability is subject to change at any time,
and rooms may not be available at a later time.

    2) Please note that rooms are available on a first come first served basis.

    Thank you.

    Re: room availability

Both are equally appropriate, depending on the circumstances, because they mean different things.
I'm not a teacher of English, but I have spoken it for (almost) all of my life....
