    Which is the correct sentence?

    Although it has nearly everything under the sun, the cost of living are beyond our reach
    or
    Although it nearly has everything under the sun, the cost of living are beyond our reach

    Both would be fine if you changed it to 'cost of living is'. It really depends on whether it has absolutely everything or nearly everything.
