    Dear Teachers,

    Pl. proofread.

    Sub: Plan approved for construction of Terminal Market at 60 acres of land in Bangalore west taluk, whereas, further plan approval on construction of Cold Store in 1795.21 Sq.mt. & Daily Fresh Sales room in 1205.93 Sq.mt.

    With regard to the above subject and Ref (1) of your proposed letter, we have reviewed and discussed in the BDA Committee meeting dated 24.09.2008. We have noted that the plan approved for construction of Terminal Market at 60 acres of land in Bangalore West Taluk, whereas, decided that the further plan approval on construction of Cold Store in 1795.21 Sq.mt. & Daily Fresh Sales room in 1205.93 Sq.mt. can be considered after payment of fees to Bangalore Development Authority, Canara Bank Branch and submit the receipt within 90 days.

    Earlier we are accepting the payment fees on total sq.mt. under industrial norms, whereas, as per RMP-2015 this area is falls under CPS, the payment of fees will be on the commercial basis. In view on this, we have calculated after considering the earlier payment, and hereby asked to submit the betterment fee on total sq.mt. as mentioned as below:

    Plan approved for construction of tarminal market in 60 acres but approval is pending for further expansion, which will be approved subjected to payment of betterment fee.

    Hence in the subject I had written plan approved

    Then you have to write "Approved Plan" in place of "Plan approved" or where I have used "Plan Approval". The two were so confusing.

    This the letter I had received in the local language which is being translated to English. I do agree that this letter is so confusing....

    We would like to bring to your kind notice that PNA has setup a National Integrated Horticulture Produce Terminal Market, named PNT Market at (address).

    This is as per the memorandum of understanding (MOU) Signed with Govt. of Karnataka on 28th February 2000, with a view to establish modern marketing infrastructure of the agri-horticulture produce to improve the income of farmers and to support the improved technologies.

    With regard to the above subject and the reference of your letter dated, we would to like bring it to your kind attention that, the development plan of Terminal Market has been duly approved by BDA (Bangalore Development Authority) and the construction has been done after paying the necessary betterment fees and other levies of Rs.1,74,08,860/- as demanded by BDA vide letter Ref. BDA/TPM/11/2002-2003 dt. 01.04.2002, (the copy of the demand notice is enclosed herewith for your ready reference), the betterment charges are levied by BDA as confirmed by The Director of Industries and Commerce Department vide his letter dt. 06.02.2002 that the Terminal Market project is a Industrial Unit, accordingly the betterment charges are levied and the same is paid by us. On subsequent to the realisation of the fees, BDA approved the Development Plan vide work order BDA/TPM/DEV. PLAN/604/2002-2003 dt.01.06.2002 confirming that the development plan is as per the Revised Comprehensive Development plan of Bangalore and the land is earmarked for commercial use and development plan submitted confirms the zoning regulations. The plan is approved subject to some conditions and we have not deviated any of the terms of the Development plan sanctions.

    We believe that the betterment charges are one time payment and the same is paid by us for the whole 60 acres of land as statutorily demanded by BDA. In this situation we are surprised by your letter requesting for the additional betterment charges revising on the whole of 60 acres of land.

    We can pay the betterment charges only for the new additional built up area added subsequent to the original sanction plan.
