    meaning of the term " tire down "

    Both are correct, although we usually say on the balcony.

    meaning of the term " tire down " I have never seen this term.

    I presume you mean 'in the balcony seats of the theatre', as opposed 'on the balcony of my apartment'.

    'was sitting' refers to the position of one's body ( contrasting with 'standing' or 'lying down'.)

    'was seated' refers to
    1. the place where one is sitting
    " I was seated in the front row of the theatre/in the dress circle."
    or
    2. the place where it was arrange for you to sit.
    When you go to a show in Las Vegas, you have to tip the ushers well if you want a seat with a good view of the stage. I slipped him $20, and followed him; and was seated practically at the rear of the auditorium. Next time, I'll try $50!
