(Which sentences above are correct? Explain why they are wrong.
When should we use ‘ing’ and original noun?)

I believe that "the kill" and "the visit" refers to one.
That means you're talking about one (specific) kill or visit.
"The killing" and "the visiting" means there are several ones.
Examples:
Not every visit is free.
However, the visit tomorrow will be free.


The visitting is free.
This means it is always free.

P.S. Keep in mind that it was only a guess, and maybe I'm totally wrong here...

Why is that? I was standing on a hill and watched as the kill took place below me. The killing of the deer was fast. I had never seen such a fast kill.

Well, 'the kill' usually applies to hunted animals. I thought that a mall is not a place where you would go to hunt such. :)

I am not aware of such a restriction on "the kill." It is unusual to use this form, as "killing" is more common, but "the kill" could apply to anything that can be killed.

I am still not clear of when 'visiting' and 'killing' should be use.

To find a difference, you need to look for a situation where you cannot freely replace 'the kill' for 'the killing' One springs to mind, but it is a compound noun, so it is not really valid here: The killing fields *The kill fields'
Maybe this is not what you are looking for, but if we qualify using 'of the victims' differences start to appear.

1)The kill of the victims takes place in the room. Not good
2)The killing of the victims takes place in the room. Fine.
