    A person will have character or personality. A place will have atomsphere. Atmosphere used in this way describes a distinctiveness that is due to a combination of things. It can be good or bad.

    You are right. "Atmosphere" can be good or bad, but usually in a sentence like this one, if the "atmosphere" is "bad", the sentence would be written something like this, "It's a really old rundown, jittery/godforsaken place engulfed with drab atmosphere!"

    I'd agree; the phrase "lots of atmosphere" would usually (if not always) have a positive meaning.

    "Atmosphere" in this sense usually implies historical associations, old timber, unusual architectural features, etc. Or there might be ancient woodlands in the grounds, old-fashioned gardens, statues, etc.
