    Dear all,

    What is the diffference between

    By 2007, the average house price had rise to almost 190,000

    By 2007, the average house price rose to almost 190,000

    The first is grammatically more sound, in my opinion but you will almost certainly hear/see the second.

    By 2007, the average house price rose to almost 190,000. Correct (more common)
