    grammer problem

    hello

    please help me to correct this sentence with explanation.

    # I am selling toys but they are not being sold.
    or
    I am selling toys but they are not being purchased.

    what should be used.

    # I am breaking chair but It is not being broken.

    confusion is that in first I am breaking but in second i am not breaking.
