    will or would

    Teacher, I read these sentences. Why does one use "would need"? Can I use "will need" in the second sentence.

    The medical appointment is on February 7, 2013. We would need to have your assessment report by February 1, 2013.

    Using your example, "If you intend to apply, we would need etc." i.e. "we" have no previous indication that you will actually apply.
    If you have previously given them ("we") some indication that you intend to apply, use "will".

    "Would need" will be seen but is not necessary. Even "will need" is unnecessary. "We need to have your assessment report by February 1, 2013" is fine.
    Remember - if you don't use correct capitalisation, punctuation and spacing, anything you write will be incorrect.

    It's a politeness word, as in, "I would like some coffee, please."
