    particular would usage

Here is an example of "would" usage, but I don't quite understand which rule it is guided by:

The first person: - You might want to talk to some random priest.
The second person: - No, I need to talk to somebody who would really know him, who can tell me things about him.
The second person: - Yes, I know who is it, I should talk to my father!

So what does "would" imply here? Is it an expectation? It looks like the second person is thinking over the situation, but i wouldn't say its a presumption, hope, second conditional or past form of will.

Any help would be much appreciated, thanks in advance, Mike

One use of 'would' is for unreal, hypothetical or imagined situations, and that's what it sounds like this case is. You don't know who the person is, you're imagining the type of person that you need to talk to.
