Use of the words "Sniff" and "Habitat".

Ever since the promoters got the sniff of demand of this area for habitat, they started cutting trees and building high rises.

(Have I used the words sniff and habitat correctly.By "sniff" I want to mean clue and "habitat" accommodation)

    not a teacher

I think "sniff" is OK, but not "habitat". By "promoters" do you mean "developers", as in "property developers"?

Ever since the promoters (developers?) got a sniff of the demand for accommodation in this area, they've started cutting down trees and building high-rises.

Real estate development works against habitat.

I don't find "got the sniff of demand" very natural.

I agree; "whiff" would be more likely.

    Yes, "a whiff" perhaps?
