    As for "There she is. Johnny", there is no female in this situation. So is "she" an exclamation?

    He got out of the car and ran up the steps. A few minutes later, Paul saw him coming back. He was carrying his little crippled brother. He sat him down on the steps and pointed to the car.
    "There she is. Johnny, just like I told you upstairs..."

    Cars are often referred to as "she". So are boats and airplanes.
