Is it fine to say, "John is the last person to betray you" instead of saying "John would be the last person..."?
When I see this expression, it seems like "would be..." is always used. This is why I would like to know if "John is the last person..." can also be fine.
Can I ask you why?
I think it's because using the present tense here would mean that everybody REALLY has betrayed you and John is the only one left but he is now going to join the others (as it has been planned by the company) With the present tense it wouldn't be an IMAGINARY situation.

If I were a native speaker of English, I would never shut up. :-)
