The challenge ... is when to be

Please make the following in red clear for me.

The challenge for fashion businesses, making clothes that can be purchased on the high street, in department stores or via their own website, is when to be happy making revenue because another retailer closes the sale with the buyer and when to fight tooth and nail to build a one-to-one relationship with that person.

In the above, I think the big structure is "the challenge for fashion businesses ... is when to be happy ... and when to fight..." And I don't understand what this is saying. "The situation for fashion businesses might get difficult when they are happy making revenue ... and when they try hard to build a one-to-one relationship with that person?" It's confusing.

    Thank you.

Your understanding of the structure is spot on.

'...happy making revenue because another retailer closes the sale with the buyer' doesn't make sense to me.

The clothes manufacturers in this sentence sell to retailers who sell on to the public, and they also sell directly to the public via their website. Selling via the website cuts out the middleman and leads to potentially higher profits for the manufacturer. However, this form of selling itself involves high costs and risks. The manufacturers have to make a difficult decision. Are they satisfied when a retailer sells their products to a customer, resulting in some income for the manufacturers, or should they spend time and money trying to cut out the middleman?
