Do I need the (a)?
Either "a proper landscape" or "proper landscaping." I prefer the latter.
Remember to start your sentences with capital letter.
I'm not a teacher, but I write for a living. Please don't ask me about 2nd conditionals, but I'm a safe bet for what reads well in (American) English.
I can't really see the relevance. A building doesn't need any landscaping. You build a building. You landscape a garden or a piece of land.
Remember - if you don't use correct capitalisation, punctuation and spacing, anything you write will be incorrect.
