in an unsatisfactory condition OR in unsatisfactory condition

Is there a need to place an "an" in this sentence:

    - Please let us know if the house is in an unsatisfactory condition.

    - If the above sentence is correct, please help me to understand why "an" cannot be omitted.

    Thank you!

I don't think "an" is required, but I would use it.
