    As is/As it is

    It seems that I always say "As it is! even when it should be "As is". Or maybe they are interchangeable?

    1) I wouldn't say 2 as is. I would say.....

    Can "As it is" be said here?

    2) This sentence is fine as it is.

    Can "As is" be said here?

    I came across 1) and 2) written almost one after another and questioned it.

    What would you say, please?

    I would say only 'as it is' in both sentences.

    We’ve agreed to take the house as is.

    And saying "as it is" would be wrong here?
