There's limited scope for improvement - it's already pretty good.

A couple of things:

Is he saying "Van Ness Street"? If so, there needs to be a clearer delineation between "Ness" and "Street", and the "t" at the end of "street" needs to be clearer. It sounds like "Van Nesstree".
The "is" before "Tom Cruise" needs to have a clearer "z" sound at the end. It sounds like "iss" in the recording.

Does he normally speak like that? No offence to your friend but the whole thing sounds quite unnatural to me, as if he's acting a part.

Also, he has quite an obvious case of vocal fry. Is that deliberate?
