    what's wrong here

    The development of this housing settlement will have a beneficial impact on the area.

    Can somebody tell me what is wrong in that sentence?

    It sounds good to me. Both collocations: housing settlement and beneficial impact are fine.

    I don't remember previously seeing the phrase "housing settlement". It sounds odd and redundant to me, but I note that Mr_K and Anglika see no problem with it.

    The sentence is also a little wordy. I would say, 'The housing development will have a beneficial impact on the area.'
