    Each or Both

    There are two builders and here is the part of the passage I'm confused about
    "They each make a half-million-dollar deposit, which is credited to lot sales on a pro rata basis. They are obligated to buy at least four lots per quarter, although there is an annual five percent escalation clause"

    In the second sentence above, does each one have to buy four lots (total of eight), or the total is four?

    If '...they are each/both obligated...' then it would have been 8.
