    could you please help me with the following sentence:

    First payment of the rent shall take place the first 5th of a month following the date the hand-over protocol has been signed by the parties.

    Does "following" refer to "month" or to "the 5th day"?
    If the hand-over protocol is signed on 1st May, will the first payment of the rent be paid on 5th May or 5th June?

    'following' refers to 'the first 5th': the first time that the fifth day of a month occurs after the 1st May, is the 5th of May.
