Which one is more accurate ?

"This book is exactly the same as the other." sounds correct.

But, I prefer to say "Both are same books." or "Both the books are same".

Only sentence 3 is correct. Be careful with the spelling of "exactly". In every sentence, you had the "a" and the "c" the wrong way round.

A is the same as B.
A is exactly the same as B.

In each of these sentences you need to add "the" before same. I also find it unnecessary to include "both."
They are the same books.
The books are the same.
