"Say" or "tell" : Which one should I use in the following context?

"Hi John, Do you know that my mom says that there is a ghost in this house. Don't say/tell ​it to anyone. It's a secret."

Thank you. Sorry that I could not provide a right context where "tell it to someone" would fit. But I have seen many sentences where it is used. Could you please tell me where I can use the phrase "tell it to someone" and could you please provide me an example sentence? :)
