Which of these are correct?

Is the balcony of your apartment facing the Makati or Mandaluyong side (of the building)?
Is the balcony of your apartment directed to/at the Makati or Mandaluyong side (of the building)?
Is the balcony of your apartment located on/at the Makati or Mandaluyong side (of the building)?

Additional question: Can "the balcony of your apartment" be shortened to "your apartment's balcony"?

"Your apartment's balcony" is fine. In fact, it's better.

On the X side works best.

So, you mean "on the X side" without "located"?

"Is your apartment's balcony on the X or Y side of the building?"
