Either one, although I think I'd be more likely to use "this" myself.

You should put a comma before "Alan."

Yes, I agree. Both are potentially correct. The only difference is that ‘this’ refer to a thing in general, much more directly than "it" without a previous reference. So, use ‘it’ with a prior reference; as:
Welcome to this nice place. Is it your first time here, Alan?
