Will or would ??

I am wondering which is correct?

a) The disbursements will be John's out-of-pocket expenses

or

b) The disbursements would be John's out-of-pocket expenses

What is the difference between will and would ?

"Will" indicates something that is going to happen. "Would" is a conditional statement.

I will go to bed tonight.

If I won the lottery, I would buy a new house.
