1. In case (that) it is necessary to replace the broken item by a new one, please bring it along to the repair shop.
2. In case of necessity to replace the broken item by a new one, please bring it along to the repair shop.

In my opinion, the three above sentences mean the same. Do you agree with me?

What is the difference between in case of necessity to replace and in case of necessity of replacing in sentence 2 and 3?

Sentence 1 would be natural if you replaced by with with. The other two are unnatural.

Here's a better way to say this: Please bring the broken item with you so we can replace it if necessary.
