Hi,
I am looking/searching for an studio to/for rent. I want it to be clean. I mean cleanness is really important to me. I also want the studio to be conveniently situated near public transportation. This makes commuting to and from my university more convenient. That would be great, if the studio was a 30-minute walk from the university. As an international student I am also within a budget, so my price range is less than $850 per month.

I suggest that you write a concise ad.

Maybe something like this:

"I want to rent an exceptionally clean and well-maintained studio apartment near public transportation, and preferably within 30 minutes' walking distance of the university. I can pay up to $850 a month."

NOTE: If there is more than one university in your city, you should give its name in the ad.

Sometimes, you have to pay a certain amount for each word in an advert. You can make your ad even shorter:

Wanted: Clean, well-maintained studio apartment near public transport, max 30 mins walk from university. Up to $850 p/m.
