The difference between linking and action verbs?

How can I tell if a sentence has a linking verb or an action verb? I know there is a trick, by substituting am, is, or are from the verb but it it still confusing to me.

A bus may seem easy to drive.

A bus may be easy to drive. LV right?

Are there any other tricks I could use? Could someone post a sentence with an Action verb so I can tell the difference? Thanks.

He is growing old. (result copula with no to-complement clause)
