clarification on usage of across and beside

Which is technically and/or grammatically correct in the following situation. A store (A) is parallel to another store (B) with a street dividing them (X). Are the stores beside each or across from each other?

Thank you I thought as much. But I am curious if there is an explanation you can provide as to why it's across and not beside. By definition they are next to each other or is across the grammtrical convention used when providing directions and/or there is a seperation between two objects?

By definition they are next to each other

They are not next to each other if there is a road between them.

They are next to each other, next door to each other or adjacent only if nothing separates them.

In this photo, Tropicana and The Cutting House are next to each other, The Cutting House and Nails R Us are next to each other, and Nails R Us and D???? Cleaning Services are next to each other. They are all in a small parade of shops.

In this photo, Jackie and John is opposite The Body Shop but it is next to Fields.
