It / easy/ find/ book/either/ author/ title
I write:
It is easy to find a book with either the author or the title.
but when I check the key: It is easy to find a book either with the author or the title.
Is mine true or the key true? or both are correct?

They are functionally the same. I prefer the first.
 
I would use 'by' instead of 'with.'
