[Vocabulary] potential vs. prospective

Could somebody please explain the difference in meaning between a "potential client/tenant" and a "prospective client/tenant"? Thanks.
 
Please give us full sentences to work with.
 
OK: I've got an appointment with a prospective/potential client next week.
(I've learnt that 'prospective' is the correct expression here and 'potential' a German false friend, but I've got the impression that 'potential' crops up in similar contexts in English texts now. So I've been wondering whether I was wrong all along and 'potential' is just as fine in these kinds of sentences.)
