The burgers are selling fast. When I am there, the burgers were sold out.

Can we use "selling fast" to describe the product is fast to be sold out?

Yes.

The burgers were selling fast. When I got there (in line), the burgers were sold out.

Selling fast doesn't necessarily lead to selling out- if they have the stock, they won't sell out, and you can sell out slowly. However, your sentence will work once you've changed the verbs to the past like lotus888's version.

Can we say "The burgers are being sold fast". I think it makes sense, but I don't understand why you've not written it.

That is more about the process of selling than it is about the quantity of items being sold. Let's talk about cars rather than burgers.

If I say that the new Jeep Cherokee is selling fast, it means that they are selling a great number of them.

But they are not sold fast. It still takes an hour or more of paperwork in order to buy a car.
