[Grammar] The Ford Theater where Lincoln was shot...

I've come across this question and although I know the right answer is B (must have been restored), I can't seem to figure out why C (must be restoring) is wrong. Can anybody explain this?

1- The Ford Theater where Lincoln was shot...
a) must restore
b) must have been restored
c) must be restoring
d) must restored
 
A theatre cannot restore itself.

When I translate "must be restoring" to portuguese it makes complete sense, that's why I couldn't make it out.

I'm not saying you are wrong but can't "must have been restored" also say "must have been restored by itself"?

Not with a theatre- people paint theatres; they don't paint themselves. A theatre is not like a living body that can work on itself.
