Does only 2 work?
Is "so~as~" phrase only used for negative sentences?

1. This house is so old as that house.
2. This house isn't so old as that house.
 
Both sentences don't work.
The standard phrases are: as old as and so old that.

I think in the negative "not so old" is an acceptable variant although as Ted pointed out "not as old" is much more commonly used.

We (native speakers) might use it in place of "as ... as ..." but we discourage learners from doing so.

When you have done that, please start a new thread of your own rather than add a supplementary question to somebody else's.
 
You will, however, see "so ... as to ...". For example, "It's not so difficult as to be a real problem".

- The house is not so old that it can't be used as a home.

- I bought the house so as to have a place to live.
