Please keep all the items in the lobby next to the office room.
Please keep all the items in the lobby near the office room.

Please tell me which sentence is grammatically correct and more natural?
 
Delete 'room' and they're both fine.
 
They're equally grammatical and equally natural so your question is not right.

The difference between them is meaning. The first sentence uses next to and the second uses near. Different prepositions have different meanings.
