| Dear Term Contractor As reported by colleagues dated 14 October 2009, 18:29, a case of water leakage had been occurred from false ceiling at 6th floor and clogged condensate drain pipe of air-conditioner was identified as the root cause by resident operator. To recap your memory, an additional vacuum cleaning for all condensate drain pipes of air-conditioner including main & branch pipes at the 6th floor had been done and completed on 08 July 2009. Order for the cleaning work had also been issued and approved. The purpose of cleaning work is to avoid water leakage from the drain pipes within about a year as agreed with you. However, the water leakage issue has been occurred after three months ago of the cleaning. In addition, resident operator had patrolled on the said floor on 14 October 2009, around 16:00 in accordance with record. Unfortunately, the operator did not alert and find the incident. From the above, it was revealed that the quality of workmanship for the cleaning work is inacceptable on this case and required to re-clean all drain pipes of the floor immediately at your own cost. Otherwise, the payment for cleaning work of the floor will be hold until the quality of the work is to meet an acceptable level. Furthermore, your resident operator is required to be educated on daily inspection to minimize the reoccurrence of similar incidents. Estate Manager Last edited by ben9108; 14-Oct-2009 at 18:30. |
