"Isn't that", "Aren't that"

Hello guys,
In this TV show they say "Isn't that", but I would like to know if "Aren't that" is also correct:
Person 1:
The buffalo's eyes are 50 times more sensitive than a human's.
That's how they see at night.
Person 2:
Isn't that owls?

"Isn't that owls" means "Aren't the eyes of the owl 50 times more sensitive than a human's?" The guy who says it is implying that the other guy is wrong.

"Isn't that owls" should read "Isn't that owl's."

Not a teacher.
 
Why are you making "owl's" possessive?

In this case:
Isn't that = Isn't that the description that applies to

Isn't that owls that this applies to?
