Is it natural to say "I'm new here" when I'm in a new place. A possible dialog.

Sil: Excuse me. Could you please tell me how I can get to the subway station? I'm new here.
A: Sure. Just go ahead and you'll see the station right there.

Is the italic sentence natural?

Since the place in question is an area of a town, it's better to say I'm not from around here.

We say I'm new here when 'here' is some kind of organisation, rather than a geographical location.
 
I think "I'm a stranger here" conveys the same message in this context. Would it sound unnatural to use it instead of "I'm new here" in the dialogue above?
